| | Getting Ready To Sell | | Pricing your home Competitive Market Analysis (CMA) |
|
| The aim of a Competitive Market Analysis (CMA) is to establish a value for your home based on the following: similar homes that have sold within the past six months, similar homes currently listed for sale, as well as, listings which have expired. The goal is to properly price your home so it will be competitively positioned in the market place to attract the offer. | The Professional appraisal | | The professional appraisal is a more formal way of establishing value. Appraisers use three methods of determining value: the Sales Comparison Approach (very much like a CMA), the Cost Approach (what it would cost to replace the home), and the Income Approach (used to appraise commercial rental properties). Your lender would have used an appraiser to establish value when you first purchased your home or when you refinanced. | |
| | | Preparing your home for sale | | My suggestion is that you take a walk around your home, starting at the front foyer. Pretend you are a buyer seeing the home for the first time. You may not have realized how the years of accumulation have cluttered your home. |
| | Buyers want to see how spacious the home is and how their furniture and collectables will fit; therefore, minimize nick knacks on shelves, counter tops, in drawers, closets, garages, attics, and basements. Remember, homebuyers may open your cabinets and drawers, especially in the kitchen. | | Clean carpets and walls are extremely important, so hire a good carpet cleaner. If you do choose to replace the carpet, do so with something inexpensive in a fairly neutral color. |
